STEPS TO RENT HOME



Rental Application:
Each adult interested in residing at rental premises is required to complete the Rental Application. Items required to process application:
(1) $100 Application Fee Per Family (refundable if application not approved; applied to first month's rent if application approved)
(2) Documents verifying all income amounts
(3) Recent Credit Report or request from online provider such as Annualcreditreport.com, Freecreditreport.com or Creditreport.com (Detail not summary)
Blank Delaware Lease:
If prospective tenant is interested in renting property and application is approved, lease is signed and security deposit equal to one (1) month's rent is payable when lease signed. Security deposit can be paid in cash or cash equivalent. Lease should be read through thoroughly and discussed with Landlord. After lease signed, Landlord will provide lease copy and Deposit Slips. Move-in Day:
On move-in day, Tenant will pay first month's rent in cash or cash equivalent and provide remaining items to finalize the lease process such as Background Checks*, proof of liability insurance**, copy of driver's license, and other items as listed on Lease Addendum. Landlord will provide keys, review house equipment and emergency items.
*Background Check--If recently requested by employer on Tenant's behalf, a copy can be provided to Landlord. If Tenant needs to run report in order to provide to Landlord per lease agreement, National Criminal Background Check and Sex Offender Check can be requested at www.sentrylink.com for $19.95.
**Proof of Liability Insurance--Declaration Page of Renter's Insurance Policy reflecting Tenant name(s), rental property address, liability coverage required per lease and Landlord's name listed as "Additionally Insured". Insurance Broker can provide this document. Recommend comparison shopping.
