PETS
(1) Landlord must meet and approve pet, disposition, breed etc. prior to bringing pet to premises. Some pets may not be covered or recommended by insurance companies. Approved pet MUST be listed on Lease Pet Addendum.

(2) $200 non-refundable flea spray fee paid before pet resides at premises---upon termination of lease, spraying is scheduled to insure no fleas for the next tenant. There may not appear to be fleas after terminating lease, but flea eggs can lay undetected.
(3) Certain pets will require tenant to purchase a $500,000 liability policy. Liability insurance is included when tenant purchases renter's insurance--which covers Tenant's personal property. Policy costs about $125-$175 a year and can be purchased from local insurance agency. Landlord's name should be listed on policy. Dogs can be unpredictable. Insurance companies consider homeowners with certain dog breeds to be more of a risk, and will charge higher premiums or may not cover. Dog bites accounted for more than one-third of all homeowners insurance liability claims paid out in 2012, according to the Insurance Information Institute's website. Insurance proof sent to Landlord is required annually.
(4) Pets may require a pet deposit prior to residing at premises. After lease termination, repairs for damages caused by pet are deducted from pet deposit and balance returned to tenant. Tenant is liable for any damages that exceed pet deposit.
(5) Landlord requests that the following product is used for cleaning pet accidents. Landlord has used this product for 25 years. Usage of these products according to manufacturer instructions in carpet areas will help insure that pet accidents don't cause damages, leave odors and attract pet to same spot. These products also work well for other non-pet stains on carpet and on laundry items. Do NOT use other carpet cleaning products since they can permanently set stain. Since Landlord purchases them in bulk, tenant can request to add to order for reduced shipping costs. Some retailers offer reduced price if purchased in bulk.

(5) If pet approved, tenant may need to provide the following before pet lives at premises::
· Pet Deposit
· Shot records
· Proof of Pet License--State of Delaware requires annually licensing
· Proof of Spaying or Neutering
· $200 non-refundable flea spray fee
· Renter’s insurance with minimum liability coverage
· Picture of pet
· Name of pet
