Problem Possible Solution
Furnace Leaking Water -Check where drain line exits house, if frozen, could try to thaw by using hair dryer
-Call Landlord Immediately—If not a slow drip you may need to turn off Heater/Air Conditioner at thermostat—Keep Towel or Blanket Down to soak up dripping water—drain line could be clogged or pump not working
Toilet Clogged -remove excess toilet paper in toilet
-use Cobra Black Plunger (Lowes Item #135360 Model #LX-00308 $6)
-pour ENFORCER Maximum Strength Gel Drain Opener (Lowes Item #133522 Model #EL0128 $8) or DRANO 42-oz Max Gel Clog Remover (Lowes Item #25511 Model #24121 $6) and let it sit overnight if manufacturer’s directions suggest without flushing
-since probably an item stuck in toilet, use a plumbing snake drain/toilet auger (Lowes has various options)
-Call Landlord if still clogged
Sink, Tub or Shower Draining Slowly -remove drain cover and clean out excess hair
-use CLR Power Plumber Pressurized Drainer Opener (Rommel’s Ace Hardware—Rt. 8—Dover $10) Follow manufacturer’s instructions—block airway, submerse part of can in water, hold ONLY one second.
-can use products ENFORCER and DRANO noted under Toilet Clogged BUT DO NOT USE THESE PRODUCTS IN KITCHEN SINK SINCE CAN DAMAGE GARBAGE DISPOSAL.
-use ZIP-IT or COBRA plastic drain stick (Lowes or HomeDepot $2.50) to extract
hair in drain
-Call Landlord if problem still persists
Smoke Detector Beeping -replace batteries with NEW batteries -or- call Landlord
No Electrical Power From Outlet -Check Light Switch, power to some outlets is controlled by switch ON or OFF
-Check Emergency Switch ON
-Reset Applicable Circuit Breaker
-Make Sure all GFI outlets are ON since GFI outlet may need to be reset. If a GFI
outlet is OFF, it can cause other outlets in house to not have power.
-Try plugging in a different item into outlet that you know works to see if perhaps the item you were originally trying to plug in may not work or if the outlet not working
-if outlet still not working, call Landlord
Hot Water Heater Not Providing Hot Water -Wait 30 minutes to see if you get hot water. Perhaps you just used up all the hot water by running dishwasher, washing machine and/or taking showers in short time frame
-if gas hot water heater, pilot light could need to be re-lit, call Landlord
-If only warm or cold water, could be one or both thermostats or hot water heater needs to be replaced, call Landlord
Heater or Air Conditioner Not Running -Clean Air Filter or replace
-Check Emergency Switch ON
-Reset Applicable Circuit Breaker
-If gas heat, pilot light could need to be re-lit, call Landlord
Air Conditioner Running but not proper temp -Clean Air Filter or replace
-Check Programming on Thermostat (am/pm? Time? Temp? Setting—OFF? Cool? Heat? Cool/Heat? Fan ON/OFF?)
-Is fan blades moving in outside unit?
-Does unit kick on when change temperature?
-What temperature is coming out of vents? Purchase inexpensive thermometer.
-Is insulated pipe going into outside unit cold?
-If thermostat programmed correctly, call Landlord
Toilet Running -lift toilet handle up
-remove any decorative tank cover
-toilet hardware may need to be replaced, call Landlord
Carpet Stains -See Spot Go—remove excess product from carpet after cleaning by soaking up in towel (online or can purchase a can from Landlord—if want to purchase case search online or add your order to Landlord’s annual online order)
-If See Spot Go doesn’t work, try Get Serious –remove excess by soaking up in towel (PetSmart or can add your order to Landlord’s annual online order)
-if iRed/Orange stain, call Landlord maybe Landlord can remove
-Contact Bill Masten’s Carpet Cleaning (302-331-3097)
Keyed Door Knob Breaks -if you decide to do it yourself, you should purchase door knob that Lowes can key to current house key than you do not have to hassle with making new keys; not more expensive to do it this way
Dishwasher Dispenser Lid Jammed -usually caused by too much granule detergent put in dispenser; lid can’t open because too full and it hardens from moisture. Try pouring hot water to see if detergent granules will dissolve. If you try to un-jam, you have to be careful because if put too much force it could break the lid and/or lid latch.
Appliance Not Working -Refer to above No Electrical Power to outlet troubleshooting
-Refer to Troubleshooting in appliance manual
-Call Landlord
Garbage Disposal Jammed -Turn off circuit breaker to garbage disposal INSURE POWER OFF TO GARBAGE DISPOSAL BY TURNING GARBAGE DISPOSAL SWITCH TO “ON” AND MAKING SURE GARBAGE DISPOSAL NOT GETTING ANY ELECTRICAL POWER. If power not off and garbage disposal turned on when your hand is down there trying to un-jam, you could do some serious injury to your hand.
-put hand down there and see if you can remove what is jamming it
-sometimes there is a special tool attached to disposal that can be used to try and unjam it from under the sink. Usually tool fits in a keyhole under the garbage disposal unit
- after trying to un-jam, turn circuit breaker back on, hit reset button on side or bottom of garbage disposal unit
-if still jammed, turn off circuit breaker to garbage disposal and try above steps again
-Call Landlord
Garage Door Won’t Open -batteries in opener need to be replaced
-Check Applicable Circuit Breaker
-Make sure toggle switch (on wall push button panel) in garage for Garage Door Opener hasn’t been shut off
-Garage Door Opener may need to be replaced, call Landlord
OTHER APPLIANCE TROUBLESHOOTING -Troubleshooting tips in appliance manual or on manufacturer website
Ants, crickets, bugs -hire a pest remover contractor (General Pest Control 302-734-5757 or
Brasures 302-436-8140) –OR- you can apply product yourself around the exterior foundation of home by purchasing Spectracide Triazicide Insect Killer or Ortho Bug-b-gon Max Insect Killer available at Lowes. Available in granules, ready to spray or concentrate which requires purchasing a sprayer). Read Manufacturer’s Instructions and Warnings. Lowes can help pick a product and application method.
Weeds in grass -you can hire a lawn care guy to apply product or Lowes can help pick the correct product for the specific weed. IMPORTANT: If you kill the weed you may need to fertilize and possibly plant grass seed and water so it can grow because if the weed dies a weed will most likely grow back in barren area. WARNING: Make sure you do NOT get a product that kills the grass and is recommended to be applied to lawns
Weeds in flowerbeds, driveway, sidewalks, etc. - you can apply product yourself, such as Roundup. Available in ready to spray or
Grass along house foundation line concentrate which requires purchasing a sprayer). Read Manufacturer’s Instructions and Warnings. Lowes can help pick a product and application method -OR- contact a lawn contractor (Eric O'Brien 302-724-0392).
WARNING: Whatever you spray the Roundup on, even if accident, such as grass or shrub, it will kill it as well. If accidently spray on grass or shrub, you should saturate heavily with water to wash it away and dilute it so it won’t kill anything. Also, if you try a different product than Roundup, be careful since some products will run if it rains and kill everything in its path -OR- contact a lawn
